Fountain Head In York Township

Anybody who is considering buying a home in York County Pennsylvania should stay informed by keeping up with my Blog. I will be describing Communities throughout the York area. I will be adding useful information on communities that will include the average price ranges, Lot sizes and area information.

Today I want to talk about the Community of Fountainhead located in York Township. It is a small Neighborhood that consists of 26 lots that range in size from 1/3 acre to the largest being nearly 3/4 acre.

Home prices are typically in the low $300's to over $450,000. The predominant house style is the two story colonial with some brick and stucco exterior on the fronts and beaded vinyl siding making up the balance. Ray Markey Builders is and was the Builder of the Neighborhood. The Builder is know for his innovative building materials that keep up with the latest trends in new Construction. One of Ray's better known standard features include the ICF foundations. It is a foundation that comes nearly completed for drywall and is very energy efficient and also very water resistant. the quality of construction is second to none.

A recipe from the Pilgrim's Progress

I was reading The Pilgrim's Progress newsletter for October/November 2009 and found some very interesting articles in it.  This is written by a member ofThe Pilgrim Team at Professional Realty Associates.  Even though it is a small newsletter, it is packed full with a lot of information.  They had information on how to avoid Foreclosure, current Home Financing interest rates, all of their featured Homes for sale in york pa for sale in York, PA, positive articles, and the one I liked the best and that I wanted to share with you is a recipe.  I'm always looking for something easy, tasty, and different to make for dinner.  This recipe my whole family loved and it was very filling!!  This is a very informative newsletter!!  In this case, size doesn't matter! Here's the recipe.  I hope you like it as much as I did!!

Layered Enchilada Bake

 1 lb. lean ground beef

1 large onion,chopped

2 cups Chunky Salsa

1 can  (15 oz.) black beans, drained, rinsed

1/4 cup Zesty Italian Dressing

2 Tbsp. Taco Seasoning Mix

6 flour tortillas (8 inch)

1 cup Sour Cream

1 pkg. (8 oz.) Mexican Style or Cheddar Cheese

HEAT oven to 400ºF.

BROWN meat with onions in large skillet on medium-high heat; drain. Stir in salsa, beans, dressing and seasoning mix.

ARRANGE 3 tortillas on bottom of 13x9-inch baking dish; cover with layers of half each meat mixture, sour cream and cheese. Repeat layers. Cover with foil.

BAKE 40 min. or until casserole is heated through and cheese is melted, removing foil after 30 min. Let stand 5 min. before cutting to serve. Top with chopped tomatoes, shredded lettuce.

Pets Available at the SPCA of York County

Because of the downturn in the economy many families are losing their jobs & many times their Homes for sale in york pa due to not being able to afford their Home Financing payment any longer.  Not only does it affect the family but it also affects the pets in the family.  Many times when people are losing their homes they have to move into an apartment & pets are not always welcomed or the security deposit & extra charge for pets is too much of a financial burden. It's a fact that home prices have been declining for several months now but for some homeowners its hard to let go of hopes of selling their home for top dollar.

No matter what type of market we are in the number 1 most important tip to remember when selling your home is to price it competitively.  If you price your home competitively you will get the best price for your home.  This might not seem to make sense, but time and time again its proven that when a competitively priced home hits the market, it generates a big buzz.  Buyers begin calling their agents and agents begin calling their buyers to set up showings for the new listing so they do not miss out on a great bargain.  Bidding wars can even break out.

10 Things You Must Do Before Buying a Home

Buying a home is often the largest personal finance transaction a person makes in his or her life. So it's critical that you make the right preparations and do the proper research. Regardless of unique situations and special circumstances, there are ten things you must do before buying a home.

1. Study the Tips process.
This will allow you to make better decisions and act confidently. Tips lingo is a big part of this, so be sure to read through a few home-buying glossaries before you get into the thick of things.

2. Obtain your credit report.
Get a copy of your credit report and review it for errors. You can get copies from all three credit bureaus at once by visiting www.AnnualCreditReport.com. Home Financing lenders will review your credit with a fine-toothed comb, so you should do the same ... before they review it.

3. Fix credit errors quickly.
If you find an error on your credit report, go to the company's website where the report came from (TransUnion, Equifax or Experian) to contest it. It can take time to clean up an erroneous credit report, so get started as soon as you spot the error.

4. Check your debt-to-income ratio.                                                                                        Home Financing lenders like to see a borrower's debt at (or below) 20% of net monthly income. If your debt exceeds 20% of your net monthly income, try to pay it down for applying for a mortgage loan. You'll have an easier qualification process and will likely qualify for a better rate.

5. Determine your budget.                                                                                                                                     Use an online Home Financing calculator to get an idea of how much you can afford to pay each month, and what that equates to in terms of a home price. This will give you a budget to work from, which will help you weed out the Homes for sale in york pa that are beyond your comfort zone.

6. Start saving your cash.
This is one of the best things you can do before starting the Tips process, for a couple of reasons. First of all, Home Financing lenders like to see that you have some cash reserves on hand. Secondly, you'll need cash reserves for any unexpected fees or costs that might arise (which is common).

7. Get pre-approved for a loan.
During pre-approval, a Home Financing lender will review your credit, finances, debt, etc. and conditionally qualify you for a certain amount of mortgage. 8. Avoid new lines of credit.
Try to keep your financial situation as "stable" and favorable as possible. It's a good idea to pay down some debt (see item #4 above) and to save up some cash. But the worst thing you can do is take out a new loan / line of credit. At best, this could make the qualification process take longer. At worst, it could tip the debt scales into the "greater than 20%" zone, which will make it harder to get a loan.

9. Validate the asking price.
It's called an "asking price" for a good reason. No asking price is set in stone, and everything in real estate negotiable. So don't accept an asking price as being reasonable until you validate it through careful research. Compare the home / price to recent sales in the area. Your real estate agent can provide a comparative market analysis (CMA) to help you with this step.

10. Get a home inspection.                                                                                                                                      It is never -- I repeat, never -- wise to skip the home inspection. A house is a sizable Real Estate Investment, and the last thing you want is to find a bunch of things wrong with it after you've taken ownership. Home inspections are very affordable, and you cannot put a price on the peace of mind you'll have as a result of your inspection.
