Holiday Tips from Professional Realty Associates: Complete Guide on Christmas Lights

As the song goes “There’s no place like home for the holidays”. If you’re a new homeowner, still in search of your dream home, or just looking to add a little extra pizazz, look no further! Here are some basic tips from Professional Realty Associates on how to decorate the exterior of your home for this holiday season:

Safety Tips:

Before we get started, it is wise to have proper equipment in order to protect the safety of both you and your home.

  • First, plug in your Christmas lights to make sure they work before hanging them. (Don’t pull a Clark Griswold.)
  • Use a stable ladder.
  • NEVER use nails or any other metallic objects to hang Christmas Lights. Instead, use insulated holders.
  • Stay clear of power lines.

Organization Tips:

To ensure a smooth and painless process, have a plan going into the project.

  • Account for the supplies you have.
  • Buy the supplies you need.
  • Have plenty of extension cords on hand.
  • Before assembling, take all of the lights out of the packaging and lay them out across the lawn for inspection.
  • Untangle any snags or knots in the chords.

Before making your decision as to how to decorate your home, it is important to ask yourself these questions first:

  • What theme am I going for?
  • Which style best suits me and my home?
  • What power bulb do I need?
  • Which can I afford?

Types of Christmas Lights:

  • LED (Light-emitting diode) Lights- An Ideal Real Estate Investment that will continue giving for years to come. A more expensive, but eco-friendlier option that comes in magnificent variations.
  • Incandescent Lights- A classic, less expensive style in comparison to LED lights. Not as much variation, but will certainly give your home the touch of Christmas it is missing!
  • Icicle Lights- Provides a snowy, magical, whimsical look that is a great addition to winter wonderland style themes.
  • Animated Lights- A great eye-catching and unique feature to add to your holiday display. You will certainly have one of the flashiest houses in the Neighborhood.
  • Net Lights- Series of lights woven together to promote light unity. Great for decorating bushes, shrubs, or other structures.

2017 Christmas Decorating Trends:

In order to solidify your dominance in this year’s Neighborhood contest, adding a few of these hot new Christmas light trends will almost guarantee that your house will take home the gold this year!

  • Spotlights & projections
  • Add timers and animations to light display
  • Lighted holiday spirit marquees (Illuminated phrases such as “Joy” or “Merry Christmas” that can be hung on a roof or siding)
  • Animated lawn ornaments
  • Music player
  • Pathways created with yard lights

By following these instructions, you will be able to instill a winter wonderland in your own front yard this year. If you’re still in search of that perfect place to call home, please contact Professional Realty Associates in York, PA for your real estate needs. Happy holidays to all, and to all a good night!

I will be adding useful information on communities that will include the average price ranges, Lot sizes and area information.

Today I want to talk about the Community of Fountainhead located in York Township. It is a small Neighborhood that consists of 26 lots that range in size from 1/3 acre to the largest being nearly 3/4 acre.

Home prices are typically in the low $300's to over $450,000. The predominant house style is the two story colonial with some brick and stucco exterior on the fronts and beaded vinyl siding making up the balance. Ray Markey Builders is and was the Builder of the Neighborhood. The Builder is know for his innovative building materials that keep up with the latest trends in new Construction. One of Ray's better known standard features include the ICF foundations. It is a foundation that comes nearly completed for drywall and is very energy efficient and also very water resistant. the quality of construction is second to none.

The Neighborhood of Fountainhead is located near I-83 south of Useful Information about York PA, and is an easy commute for Baltimore bound people. It is also located near Apple Hill Medical Center which is a Well-Span campus that is more reminiscent of a indoor mall than a medical facility. You will find many indoor walkers using the area for their daily exercise and then stopping for a meal and sit down to meet neighbors. OSS is another medical facility that is within a mile that is primarily where Orthopedic Surgeons treat patients with back and spinal, and joint problems. They have recently opened a new wing that allows for overnight stays for patients.

Pets Available at the SPCA of York County

by Kathy Ward

Because of the downturn in the economy many families are losing their jobs & many times their Homes for sale in york pa due to not being able to afford their Home Financing payment any longer.  Not only does it affect the family but it also affects the pets in the family.  Many times when people are losing their homes they have to move into an apartment & pets are not always welcomed or the security deposit & extra charge for pets is too much of a financial burden. It's such a sad situation for everyone.

I'm a HUGE pet lover!  My husband & I have "fur kids".  We have two Yorkies, Lucy & Lexi & two cats, Madison & Max.  We also feed & give shelter (in our garage!) to stray cats that we have named, got a few of them spayed & neutered, so they're part of the family, too!

If you are thinking of adopting a pet, please visit the SPCA of York County located at 3159 Susquehanna Trail North York, PA  17406.  Their number is 717-764-6109. They currently have 90 dogs & 430 cats for adoption.  Please check out their website at to view their adoptable pets & check out lots of other information.

I work with "Pilgrim Team" at Professional Realty Associates as a buyer's specialist.  Our office is located at 3921 E. Market St.  York, PA  17402.  You can contact our office at 717-757-5955 if you are considering selling and/or buying a home.

How To Get The Highest Price For Your Home

by Jamie

It's a fact that home prices have been declining for several months now but for some homeowners its hard to let go of hopes of selling their home for top dollar.

No matter what type of market we are in the number 1 most important tip to remember when selling your home is to price it competitively.  If you price your home competitively you will get the best price for your home.  This might not seem to make sense, but time and time again its proven that when a competitively priced home hits the market, it generates a big buzz.  Buyers begin calling their agents and agents begin calling their buyers to set up showings for the new listing so they do not miss out on a great bargain.  Bidding wars can even break out.

Lets compare this situation to what happens if the house is priced more than the comparable Homes for sale in york pa in the area.  Buyers and agents take a quick look at the listing and dismiss it as overpriced.  The home sits and sits on the market.  Eventually, "REDUCED PRICE" signs go up and everyone wonders what is wrong with the house since it never sold.

Eventually, sellers take it off the market and then relist it at a price that is much lower than the original price.  In any type of market, competitvely priced Homes for sale in york pa sell quicker and get a much higher selling price.

As a Realtor in York, Pennsylvania, I research and track the trends of each area as they pertain to the pricing and demand of the Homes for sale in york pa.  Please give me a call to find out more on how to price your home to get top dollar.  Call 717-757-5955, Professional Realty Associates, Pilgrim Team

10 Things You Must Do Before Buying a Home

by Professional Realty Associates

10 Things You Must Do Before Buying a Home

by Brandon Cornett

Buying a home is often the largest personal finance transaction a person makes in his or her life. So it's critical that you make the right preparations and do the proper research. Regardless of unique situations and special circumstances, there are ten things you must do before buying a home.

1. Study the Tips process.
This will allow you to make better decisions and act confidently. Tips lingo is a big part of this, so be sure to read through a few home-buying glossaries before you get into the thick of things.

2. Obtain your credit report.
Get a copy of your credit report and review it for errors. You can get copies from all three credit bureaus at once by visiting Home Financing lenders will review your credit with a fine-toothed comb, so you should do the same ... before they review it.

3. Fix credit errors quickly.
If you find an error on your credit report, go to the company's website where the report came from (TransUnion, Equifax or Experian) to contest it. It can take time to clean up an erroneous credit report, so get started as soon as you spot the error.

4. Check your debt-to-income ratio.                                                                                        Home Financing lenders like to see a borrower's debt at (or below) 20% of net monthly income. If your debt exceeds 20% of your net monthly income, try to pay it down for applying for a mortgage loan. You'll have an easier qualification process and will likely qualify for a better rate.

5. Determine your budget.                                                                                                                                     Use an online Home Financing calculator to get an idea of how much you can afford to pay each month, and what that equates to in terms of a home price. This will give you a budget to work from, which will help you weed out the Homes for sale in york pa that are beyond your comfort zone.

6. Start saving your cash.
This is one of the best things you can do before starting the Tips process, for a couple of reasons. First of all, Home Financing lenders like to see that you have some cash reserves on hand. Secondly, you'll need cash reserves for any unexpected fees or costs that might arise (which is common).

7. Get pre-approved for a loan.
During pre-approval, a Home Financing lender will review your credit, finances, debt, etc. and conditionally qualify you for a certain amount of mortgage. Sellers will take you more seriously if you have a pre-approval letter, and the process also helps identify any problems with your credit or other qualifying factors.

8. Avoid new lines of credit.
Try to keep your financial situation as "stable" and favorable as possible. It's a good idea to pay down some debt (see item #4 above) and to save up some cash. But the worst thing you can do is take out a new loan / line of credit. At best, this could make the qualification process take longer. At worst, it could tip the debt scales into the "greater than 20%" zone, which will make it harder to get a loan.

9. Validate the asking price.
It's called an "asking price" for a good reason. No asking price is set in stone, and everything in real estate negotiable. So don't accept an asking price as being reasonable until you validate it through careful research. Compare the home / price to recent sales in the area. Your real estate agent can provide a comparative market analysis (CMA) to help you with this step.

10. Get a home inspection.                                                                                                                                      It is never -- I repeat, never -- wise to skip the home inspection. A house is a sizable Real Estate Investment, and the last thing you want is to find a bunch of things wrong with it after you've taken ownership. Home inspections are very affordable, and you cannot put a price on the peace of mind you'll have as a result of your inspection.
