Can you believe it's almost May already?  Where does the time go?  Did you make any New Year's Resolutions for 2009?  If so, how are you doing with your resolutions?

Here are 5 of the Best Resolutions that you can begin TODAY:

1. Resolve to stay brutally optimistic.  Anticipate the most favourable outcome out of every situation.  Whatever you look for, that's what you'll find.  You can choose to get better or bitter.  Get better!

2. Resolve to identify the most powerful benefit you offer to the people around you & then deliver it.  What's your purpose of life?  Only by helping others can you succeed.

3. Resolve to pump up your personal vitality.  Resolve to enhance your physical, emotional, & mental vitality. Just take a small step at a time. First you'll amaze yourself & then you'll amaze everybody else.

4. Resolve to be habitually generous.  Resolve to search for ways to contribute to others. Success is not something you pursue; it's something you attract by what you become. The more you give of yourself, the more favours you attract from others.

Pets Available at the SPCA of York County

by Kathy Ward

Because of the downturn in the economy many families are losing their jobs & many times their Homes for sale in york pa due to not being able to afford their Home Financing payment any longer.  Not only does it affect the family but it also affects the pets in the family.  Many times when people are losing their homes they have to move into an apartment & pets are not always welcomed or the security deposit & extra charge for pets is too much of a financial burden. It's such a sad situation for everyone.

I'm a HUGE pet lover!  My husband & I have "fur kids".  We have two Yorkies, Lucy & Lexi & two cats, Madison & Max.  We also feed & give shelter (in our garage!) to stray cats that we have named, got a few of them spayed & neutered, so they're part of the family, too!

If you are thinking of adopting a pet, please visit the SPCA of York County located at 3159 Susquehanna Trail North York, PA  17406.  Their number is 717-764-6109. They currently have 90 dogs & 430 cats for adoption.  Please check out their website at to view their adoptable pets & check out lots of other information.

Safe from Alligators in York County!

by Cindy Pilgrim

Jerry Pilgrim and I just arrived back to York County from Palm Beach County, Florida.  On our trip their we had an encounter with a 12 foot alligator at Shark Valley in the Everglades.  It is a State Park and safe to go in, only this alligator was lying across a trail we were following and we were not about to go past him.  The park officials said to back off if they open their mouths and show their teeth or start hissing.  Well this guy did, so we backed off.  It was exciting!  The only thing close to that excitement here in York County was when a fox tried to sneak up on our pet dog, Boki, and eat her.  She got away nevertheless.   One thing you never want to encounter in York County is being all alone without Pilgrim Team at Professional Realty Associates when you are thinking about listing or selling your home in the Dallastown, Dover or York area.  You can rely on the Pilgrim Team for all your real estate needs and advice.  Call The Pilgrim Team today and Start Packing!

How To Get The Highest Price For Your Home

by Jamie

It's a fact that home prices have been declining for several months now but for some homeowners its hard to let go of hopes of selling their home for top dollar.

No matter what type of market we are in the number 1 most important tip to remember when selling your home is to price it competitively.  If you price your home competitively you will get the best price for your home.  This might not seem to make sense, but time and time again its proven that when a competitively priced home hits the market, it generates a big buzz.  Buyers begin calling their agents and agents begin calling their buyers to set up showings for the new listing so they do not miss out on a great bargain.  Bidding wars can even break out.

Lets compare this situation to what happens if the house is priced more than the comparable Homes for sale in york pa in the area.  Buyers and agents take a quick look at the listing and dismiss it as overpriced.  The home sits and sits on the market.  Eventually, "REDUCED PRICE" signs go up and everyone wonders what is wrong with the house since it never sold.

Eventually, sellers take it off the market and then relist it at a price that is much lower than the original price.  In any type of market, competitvely priced Homes for sale in york pa sell quicker and get a much higher selling price.

As a Realtor in York, Pennsylvania, I research and track the trends of each area as they pertain to the pricing and demand of the Homes for sale in york pa.  Please give me a call to find out more on how to price your home to get top dollar.  Call 717-757-5955, Professional Realty Associates, Pilgrim Team

Trout Season

by Professional Realty Associates

Trout season is in full swing across York County. The season officially opened at 8AM on April 4th. York County is blessed with some very good trout streams and approved wild trout waters.

Yellow Breeches creek is a popular destination towards the nothern area of York.

Codorus Creek, Muddy Creek, Fishing Creek, Otter Creek and Bald Eagle creek are some others but by no means all of the creeks here in south central PA.

Trout must be 7 inches minimum in length to keep and the daily bag limit is 5. A Pennsylvania fishing license along with a trout stamp are required.

Some of the species you can expect to catch are rainbow trout and brown trout. You could catch a brook trout but that is a little more rare to do.

Some of the more popular baits are worms, Powerbait, spinners, and minnows.

There are also some sections of creeks that are fly fishing only but make sure to consult your rule book to see where these locations are.

The PA Fish & Boat Commission stocks most creeks and some lakes with hatchery raised trout a few times per year. Check out their website to see when your favorite creek gets stocked.

York PA home buying

by Jerry Pilgrim

Springtime has finally arrived here in Useful Information about York PA! With the arrival of spring house hunters are out and about looking for bargains. Buyers in particular have been looking to buy a "Foreclosure" or "Short Sale" where they believe they can get a home for much less than market value. Buyers need to realize that the benefit of saving thousands of dollars come with it's own price. Lenders are nearly as negotiable on the price if buyers want to have home inspections performed on the property. Lenders are much more willing to negotiate if the home is bought "as is".

Now is the time to buy a home in York County with Home Financing interest rates at or near historic lows, house prices have fallen to the extent that home buyers can get a lot of house for the money. Some neighborhoods that have seen drastic price reductions are; Logans Reserve, Heritage Hills, Brittany, The Outdoor Country Club, Wyndham Hills, Sage Hill, Wallingford, Regents Glen. There are many more. Southern York County has seen home prices drop substantially in Shrewsbury, New Freedom, Stewartstown. For more information can provide Neighborhood information on recent sales and demographics by providing a market snaphot.
